New Redevelopment Project Proposed In North Park
Desperately-Needed Affordable Housing a Major Component

SAN DIEGO – The City of San Diego Redevelopment Agency today approved plans for a $24 million mixed-use development in the community of North Park, furthering revitalization and investment in this historic San Diego neighborhood.

The development, to be known as Renaissance at North Park, is just part of a larger plan to revitalize one of San Diego’s oldest and most diverse neighborhoods. The project will include a four story, mixed-use structure fronting on El Cajon Boulevard and 14 three-story townhomes on Kansas Street. The mixed-use component will provide 97 senior citizen apartments (affordable to households with incomes up to 50 percent of the Area Median Income), 6,000 square feet of commercial space, and a 7,000-square-foot space to be used as either a public community center or for retail establishments. The three-bedroom townhomes on Kansas Street will be affordable to households with incomes up to 100 percent of the Area Median Income. Additionally, a pedestrian plaza accessible to the public will provide a link between El Cajon Boulevard, shops, and 187 new parking spaces. 

"The Renaissance Project, like the Metro Center project approved two weeks ago, is an excellent example of Transit Oriented Smart Growth for the entire city.  Both projects received broad community support because the increased housing density came with much-needed community services and facilities," said Councilmember Toni Atkins, whose third district includes North Park. "The Renaissance Project is extraordinary because it incorporates a mix of housing types and income levels; it includes improvements to the public right-of-way in the alleys, so that these areas contribute

to the open space and walkability of the neighborhood; it is located at one of the stops of the Transit First Showcase Project proposed for El Cajon Boulevard between SDSU and Downtown; and it includes space for a community center with an institutional kitchen."

As a matter separate from the redevelopment transaction, Master Developer Carter Reese and Associates has proposed to construct a $6 million townhome project featuring 24 market-rate units immediately north of the project on the west side of 30th Street. 

Implementation of both projects will revitalize a community now burdened by two large vacant buildings and add 135 new dwelling units varying in affordability and style, while incorporating architectural features and building materials from the original historic structures.

“The development will be strategically located along two major community corridors,” said Tom Romstad, the City’s North Park redevelopment project manager. “It’s a plan right in line with the City of Villages concept.”
