Draft Community Plan Amendment
Torrey Hills VTM

An amendment to the Torrey Hills Community Plan has been requested by Coast Income Properties to allow development of a residential project, the Torrey Hills VTM, for four (4) previously graded lots bounded by Vista Sorrento Parkway, Calle Mar de Mariposa and West Ocean Air Drive. The proposed amendment would redesignate approximately 13 acres from Industrial to Medium-Density Residential (30-44 dwelling units per acre). Approximately nine (9) acres within an existing non-building easement onsite would remain designated as Open Space. The Community Plan Amendment would allow development of 484 detached dwelling units at a density of 37 dwelling units per acre. The development project also includes 4,000 square feet of retail commercial space and a 1-acre park site.
