General Services Branch
Facilities Division
This division of the General Services Branch of the Public Works Department provides day-to-day maintenance and repair, modernization, and improvement services including, emergency repairs, deferred maintenance, and tenant improvements to more than 1,600 City-wide facilities. Deferred maintenance work includes re-roofing; replacing heating, ventilating, and air conditioning systems; electrical repairs; and conducting structural repairs.
Work Control Section
Commonly known by City workers as the facilities "Trouble Desk," this section receives internal facility maintenance work requests, prioritizes each request, and manages the personnel and other resources required to complete the work.
Maintenance and Operations Section
This section conducts preventive maintenance and repair of City facilities and equipment. To ensure that City facilities remain safe and operationally sound, this section employs a variety of skilled trades, including carpenters, electricians, locksmiths, refrigeration mechanics and heating, ventilation & air conditioning (HVAC) technicians, painters, plumbers and construction estimators.
Special Projects Section
This section includes all trades necessary to perform small (less than $100,000) repair or improvement projects.
Contracts Section
In addition to in-house forces, the Facilities Division relies on specialty contractors to perform maintenance, repairs and improvements on various building systems. Most notably, conveyance systems (elevators and escalators), fire alarm and fire protection systems are maintained through contracts with specialized vendors in these systems.
