Real Estate Services manages the City's real estate portfolio by providing real property related services and assistance to all City departments. Available ServicesThe Acquisition/Disposition Group provides complete real estate acquisition, relocation and disposition services for the City of San Diego. The Acquisition Program acquires sites for public facilities, parks, open spaces, and rights-of-way for streets and utilities. When private residences or businesses are affected by these acquisitions, it provides the occupants with relocation assistance to minimize the disruption to their lives. After a property has served its purpose and becomes surplus to core city business activities, and is deemed not suitable for the City lease portfolio, the Disposition Program prepares it for marketing and administers the sale. This is generally accomplished through a competitive bidding process generating revenue for city operations or other beneficial uses. The Asset Management Group administers the City's large lease portfolio. It negotiates, develops and administers lease agreements for use of City-owned property by both profit and non-profit organizations city-wide. This includes Mission Bay Park, Balboa Park, Montgomery Field and Brown Field Airports, the World Trade Center Building and San Pasqual Valley. The Asset Management Group is also responsible for short-term permitting for use of city property, as well as facility management and event planning at the City Concourse. It currently generates over $65 million per year for various city coffers. The Corporate Services Group acquires leases on privately owned property for City uses such as office space, police storefronts, and libraries. It handles initial lease negotiations, space planning and tenant improvements, maintenance and utility ordering or contracting, along with project accounting and budgeting. It also assists the city work units in the moving process and is responsible for on-going lease administration oversight. The Valuation Group provides appraisal services for both the leasing and sale of City-owned property, plus estimates of land and right-of-way acquisition costs for the Capital Improvements Program and for community development budgeting. It also furnishes consultant and expert witness services to the City Attorney in condemnation actions and other litigation. The entry level position, Associate Property Agent requires education equal to a Bachelor's degree in Business Administration, real estate, or a closely related field, and two years of professional level experience in real property acquisition, sales, appraisal, property records management or property management. Promotions to Property Agent, Supervising Property Agent, and Deputy Director positions are competitive.
