The project area is located immediately adjacent to the southern boundary of San Diego State University. It is primarily
bounded by College Avenue to the east, the SDSU campus on the north, Montezuma Road to the south, and 55th Street to the west.
The project area also includes the Montezuma Elementary School and a portion of the Alvarado Medical Plaza.

Current and Proposed Redevelopment Projects
The Paseo Mixed-Use Project
The Paseo is a $315 million mixed-use project. It has been designated a Pilot Village Project by the City Council. It consists of
456 residential units, 250,000 square feet of retail, 100,000 square feet of office space and a two-level subterranean parking
garage with 1,922 spaces and 28 surgace spaces. The project is generally located south of the SDSU campus, west of the public alley
behind College Avenue, north of Montezuma Road and east of Campanile Drive. Currently, the Redevelopment Agency and SDSU are in
discussion about how best to move this project forward. A final EIR has been compiled for the project.
Religious Centers
Religious Centers is a proposed project by San Diego
State University Foundation. It is proposed to be the permanent relocation for all five Religious Centers currently
operating in the College Community Redevelopment Project Area. The proposed project is separated into two locations: one would
accommodate the Latter Day Saints and Hillel and includes the first five parcels west of Campanile Drive along the south side of
Lindo Paseo. The other site would accommodate the Wesley Foundation and the Lutheran Center and includes the first four parcels
west of Campanile Drive on the north side of Hardy Avenue. A final EIR has been compiled for this project.
Plaza Lindo Paseo
This $18 million project is scheduled to begin construction in 2008. The developer of Plaza Lindo Paseo is Del Mar
Heritage/Plaza Lindo Partners. The project will include 45 residential units, two fraternities and four commercial units. The
contractor is Del Mar Heritage Construction.
Completed Redevelopment Projects
College Manor
This is the third phase of the College Manor Project. Each of the first two phases included 60 one- and two-bedroom
apartment units. The first two phases were constructed along the north side of Montezuma Road between 55th Street and Campanile
Drive. The third phase includes 59 one- and two-bedroom units. College Manor was financed by developer Erich Aragon. The third
phase of this project was completed in August 2005.
The Sanctuary Suites & Retail
This project is located at 5840 Hardy Avenue and consists of approximately 1,800 square feet of ground floor retail and eleven
(11) two- and three-bedroom apartment units above. The developer of this project is Restoration and Renovation, LLC. The project
was completed in August 2004.
Piedra del Sol
Award-winning Piedra del Sol is the first development by SDSU Foundation in the College Community Redevelopment Project.
The four-story, 66-unit apartment complex accommodates up to 230 students in two-, three- and four-bedroom units, and has been 100
percent occupied since the complex opened its doors in 1999. Located on campus, Piedra del Sol is an $8.5 million project financed
through tax-exempt bonds.
Fraternity Row
Fraternity Row is a $14.3 million project consisting of eight chapter houses encircling a 62-unit apartment building. The
first-of-its-kind project houses over 250 fraternity members. The apartment units were financed through tax-exempt bonds. The two-story
chapter houses were financed through conventional financing. Locating fraternity members closer to campus and away from nearby
neighborhoods was major objective. Fraternity Row was developed by the SDSU Foundation.
