Building Inspections for Projects Involving Detached Single Family Dwellings or Duplexes

Inspection Request Schedule

Note: All work must be approved prior to concealing.

  1. Underground Inspections
    Required before any underground water or waste lines, electrical conduit, heating, air conditioning, ventilation, and other duct work are covered. Underground inspection will normally be requested before the Foundation Inspection. For Combination type perm/it/approvals (detached single family houses and duplexes only), use the combination perm/it/approval number to schedule all inspections. For all other types of perm/it/approvals, schedule the appropriate perm/it/approval number for the specialty work to be inspected (Plumbing, Electrical, or Mechanical).
  2. Foundation or Under-floor Inspections
    Required after footing excavations are complete, form work is in place, all reinforcing steel and hardware have been installed, but prior to placing concrete or floor sheathing. Any work to be concealed by concrete or sheathing must be approved prior to concealing.
  3. Frame & Rough Inspections
    Required after all rough electrical, plumbing, mechanical and structural work has been completed but before insulation is installed. Note that on larger projects and multi-level buildings, there may be several "rough" inspections for specialty work and several "frame" inspections in those same areas. Additionally, on some larger projects Fire Department Inspection may be required prior to concealing. Refer to the Fire Approval Stamp on the permitted plans for further information. On single family houses and duplexes, all frame and rough can be inspected at one time, as long as all the work is available for inspection before concealing. Floor nail, roof nail, and shear nail are examples of partial frame inspections.
  4. Insulation Inspections
    Insulation may be installed after the rough approvals for the Plumbing, Electrical, and Mechanical systems and framing in any areas to be insulated, and the structure is "weathered in". It is important that the structure be "weathered in" to prevent the insulation from getting wet by rain or dew. Wet insulation is unacceptable and must be discarded and replaced. After the insulation has been approved, interior finishes may then be applied to the interior wall surfaces.
  5. Lath or Gypsum Board Inspections
    Required after the lath or wallboard have been fastened in place but before plaster or stucco is placed or wallboard joints and fasteners are taped and finished. Corner beads do not have to be in place on wallboard, but corner aide must be installed on exterior lath prior to inspection.
  6. Landscape Inspections
    Requested after all landscape and irrigation has been completely installed according to approved plans and specifications. Some single-family residential projects may be exempt.
  7. Final Inspections
    Requested after all rough approvals and the Electrical, Plumbing, Mechanical, Fire and Structural work has been completed, all final reports for Special Inspections and approvals from any other agencies and departments (where required) are received and approved, and the structure is in move-in condition.
