In rental properties, the communities tend to be more transient. Most often, residents sign a six-month, nine-month, or twelve-month lease for a rental property. In many cases, owners don’t even require leases, and residency is based on a month-to-month agreement. This allows for an occupant to move very easily if they feel crime has reached a level they will not tolerate. It is easier to move away from crime than to confront it.

The International Crime-Free Multi-Housing Program (CFMH) implements a multi-faceted approach to crime prevention. A coalition of police, property management staff and residents of rental properties maintain the ongoing program. The three phases of the program address all of the potential opportunities for criminal activity in rental property. The first phase is an eight-hour workshop for managers, maintenance and security staff to attend given by the San Diego Police Department in partnership with SAY San Diego. Guest presenters address specific topics relevant to managing a multi-unit rental property. This police-sponsored program is designed to be very effective at reducing criminal activity in rental properties.
