San Diego Sports Arena Redevelopment

Midway Rising

Sports Arena Redevelopment rendering

Background

On Oct. 4, 2021, the City of San Diego issued a Notice of Availability (NOA) to lease approximately 49 acres of surplus property located at the San Diego Sports Arena site in the Midway District. Five different development teams submitted unique proposals to redevelop the Sports Arena site that were deemed responsive to the City’s NOA. In accordance with the State’s Surplus Land Act, the City led a 90-day good faith negotiating period with each team, which was then followed by a robust due diligence and analysis phase of three remaining shortlisted teams conducted by an independent third-party consultant, Jones Lang LaSalle (JLL). On Tuesday, Sept. 12, 2022, the San Diego City Council formally selected the Midway Rising team to pursue redevelopment of the San Diego Sports Arena site.

What’s Next?

The City of San Diego and Midway Rising have negotiated a proposed Disposition and Development Agreement and related real estate documents for the long-term lease and redevelopment of the City-owned Sports Arena property. These documents were presented and approved unanimously at a special meeting of the City of San Diego Council’s Land Use and Housing Committee on Friday, Oct. 16, 2026.

On Nov. 9, 2026, during its 1 p.m. session,  the San Diego City Council will consider the proposed Ground Lease Disposition and Development Agreement between the City of San Diego and Midway Rising, LLC, a Delaware limited liability company for the long-term lease and development of a mixed-use project including a new entertainment arena, market-rate and affordable housing, retail, and public and park space on the City-owned property located at 3500, 3250, 3220, and 3240 Sports Arena Boulevard within the Midway-Pacific Highway Community of San Diego.
