A density bonus is available for developments providing a minimum of 20-percent of the pre-bonus units as affordable to lower income students at a rate not to exceed 30-percent of 65-percent of the area median income. Students experiencing homelessness should be prioritized for these units. Eligible developments will receive a 35-percent density bonus and two incentives.
