The owner's attendance was requested at this meeting but was absent again. Jason Smith, architect, addressed the committee. Board members expressed concern that the developer is not being honest about the true intentions of the development. Concerns were that this single ADU could be easily split into two units, noting the surplus of doors and bathrooms in the upper unit including a "mud room" at the far end of the external walkway on the second level with a separate entry. There was also concern that the lower level "addition" is designed to be locked off from the primary unit and rented separately. There was concern that three total parking spaces was insufficient for the number of bedrooms on the property. There was significant community opposition as well which, in addition to the concerns expressed by the board, also noted that the primary unit is not owner-occupied and that this development could easily be converted into 3-4 separate units as a "mini-dorm" or three separate Airbnb-style vacation rentals. Board members and community members also expressed their strong belief that the project massing, character and design of this ADU project was was inappropriate for this particular location.
